Summary of Specifications:
PURPOSE The County of Rockland, Department of General Services, Facilities Management, Capital Projects, is requesting from qualified professional Architectural/Engineering firms, design services proposals for the development and preparation of plans and specifications for the removal and replacement of the existing gravel and hot tar roofs and associated flashings and equipment curbs and repair of masonry parapet at Academic I and Academic II buildings, Rockland Community College. These plans and specifications shall be in complete compliance with the New York State Uniform Fire Prevention and Building Code, New York State Wicks Law, Americans With Disabilities Act (ADA), NFPA, ASME, ANSI, OSHA and all other governing agency codes and standards. PROJECT BACKGROUND The County of Rockland, Facilities Management, Capital Projects, shall enter into a contract for Architectural/Engineering Design Services for a the roof replacement with all associated work. The Academic I building was built in the early 1960’s. The original roof is a built up hot tar and gravel roof with insulation boards under the tar layers. Academic II was constructed in the early 1970’s. The roof systems are deteriorating and are beyond their useful life expectancies. The underlying insulation is exposed in areas. Portions of the roof have been repaired in the past. The perimeter of the roof is capped with metal flashing. There are roof ventilator fans and roof top HVAC equipment including equipment roof curbs. There are areas of the exterior masonry parapet wall where the pre-cast cap has deteriorated which has caused a failure of the mortar joints.
