Summary of Specifications:
The County of Morris is soliciting proposals from Professional Architects/Engineering Consultants, licensed to practice in the State of New Jersey, to provide final design and construction documents for the Phase 2 Rehabilitation of the Central Avenue Complex Building, located at the Central Park of Morris County property Parsippany-Troy Hills, New Jersey.
The County of Morris has acquired the Central Avenue Complex, located on the grounds of the Central Park of Morris County in Parsippany, New Jersey from the State of New Jersey. It is the County’s intent to renovate the building for extended use; upgrade or replace all utilities including HVAC, plumbing, electrical and fire suppression; bring the building up to all codes having jurisdiction as required, including, but not limited to, IBC and ADA. This Phase, which is a combination of Phases 2 and 3 as depicted on the concept plans, will complete the build out of the first floor for non-profit use and provide both lower level and first floor utility stub-outs for the County Park Police who will occupy the area in a future phase. Due to personnel changes within St. Clare’s Behavioral Health Services, that organization will need to be re-interviewed to determine its proposed needs. A redesign of existing parking areas will be required to maximize use and aesthetics as well. During Phase 1 a total separation of utility functions between the lower and first floor levels was completed. This was done to ensure that the necessary security requirements were in place prior to Phase 2 construction. Due to the complexity of the project, the County will contract with a Construction Administration firm to provide daily over sight. The architect will be involved during the construction phase to provide assistance to the construction manager.
