RFP-RH-09-019 - Appraisal Services

Summary of Specifications:
The City of Rochester Hills desires to hire a Certified General Appraiser to prepare complete summary appraisals in narrative form in accordance with Michigan Department of Natural Resources Appraisal Report Standards (Attachment B). The City requires two (2) appraisals for two (2) small, City-owned parcels for a property swap as required by a previous Grant Agreement with the Department of Natural Resources. Appraisals shall also be prepared in accordance with the Uniform Standards of Professional Appraisal Practice as formulated by the Appraisal Standards Board of the Appraisal Foundation. Appraisers shall follow accepted principles and techniques in evaluation of real property in accordance with State laws. The subject parcels are both vacant residential. It is the appraiser’s responsibility to determine and verify that appraisals are conducted and prepared in accordance with the above referenced standards and guidelines. Upon request, the awarded appraiser will be provided with: · Sketch of each property · Zoning Maps · Zoning Ordinance, as needed · Most recent information in City files The City will share its most recent information regarding other sales in the area or other matters that would be of assistance to the appraiser in completing this assignment. The following parcels (Site Map is attached as Attachment A) are the subject of the requested appraisals: PARCEL SIDWELL # OWNER(S) LOCATION 1 15-32-101-030 City of Rochester Hills Location: South of Auburn Rd Between Crooks & Adams 2 Road Right-of-Way City of Rochester Hills South of Auburn Rd Between Crooks & Adams Time is of the essence. The City requires completion of this project, including receipt of all deliverables on or before May 29, 2009.
