2025-026 - Bluffs Court Extension

This project entails the clearing and mass grading of the majority of the site in preparation for future development. Major scope items include the construction of a stormwater management pond and the installation of associated storm drainage infrastructure.

Bluffs Court will be extended to serve the site, requiring the removal of the existing cul-de-sac and the construction of a new cul-de-sac in accordance with the approved plans. Roadway improvements will also involve the relocation of existing water meters and vaults, and the connection of adjacent parking lot driveways to the extended roadway.

All existing utilities within the current right-of-way will be extended to the new cul-de-sac in compliance with the applicable utility provider requirements. In addition, this project will include the installation of a sanitary sewer line extending from the adjacent subdivision road to the designated pad site.

CoED has set aside 150 calendar days for construction.

All permits have been obtained, however, Contractor must apply for and obtain permits. County permits will be processed at no cost for County owned or sponsored projects.  

The project is more specifically described in the Request for Proposal ('RFP") documents, and in the plans and specifications posted to the County’s e-Procurement platform, along with the solicitation.  

CoED is partnering with the Procurement Department of the Cherokee County Board of Commissioners as its agent for the purposes of soliciting proposals under this RFP. The RFP documents are available electronically for no cost at: https://www.bidnetdirect.com/georgia/cherokeecounty   

There will be a mandatory pre-proposal/bid conference to review the requirement. The meeting will be held at the Cherokee County Office of Economic Development, 1 Innovation Way Woodstock GA 30188 on 6/9/2025 at 11:00 AM. Confirm date and time details provided on the posting website.

A 5% Bid/proposal bond is required with the proposal, and a 100% performance and payment bond will be required on the resulting contract.

Proposals shall be received by electronic submission through the County’s proposal and bid management provider Bidnet, see County web site’s Procurement page to register at no cost.  There will not be a determination of award until after proposals have been evaluated and responsiveness has been validated. CoED reserves the right to reject any or all proposals, to waive technicalities and to make an award as deemed to be in the best interest of CoED.

The CoED further reserves the right to reject the proposal of any vendor who has previously failed to perform properly or complete on time contracts of a similar nature, or who upon investigation the CoED, in its sole discretion, determines is not in a position and/or not responsible to perform the contract.
