The Town of Fraser is seeking proposals from firms engaged in providing construction manager at-risk (CMAR) services for the Town of Fraser Public Works Operations Facility Project (Project). Prequalification submittals will be reviewed and evaluated by the Town and a short list of qualified contractors will be invited for an interview in consideration for contracting. Upon completion of the interviews, a firm will be selected to provide Pre-Construction Services.
The Town will negotiate with the contractor selected to provide Pre-Construction Services and may in its sole discretion elect to enter into a contract to provide comprehensive CM/GC construction services to complete the Project for a Guaranteed Maximum Price (“GMP”). The Town reserves the right to procure construction services via alternate methods or from another contractor if negotiations are unsuccessful, or if the Town determines that it is in its best interest not to contract with the firm selected as a result of this RFQ. Final Proposers will be expected to have key team personnel who will actually lead the work present for the oral interview.
The Project is located at 510 GCR 72 on a 3.86-acre parcel, located in the Town of Fraser, Grand County, Colorado. The site currently is home to the Public Works Department storage yard. Once the project is completed, all of the Public Works’ staff will be housed out of this facility. The design is currently contracted with D2C Architects, and 30% schematic design is complete.
The Project will consist of off-site road improvements and paving along GCR 72 and on-site work including site civil, utilities installation, and the construction of the following structures with approximate sizes listed as follows according to the 30% schematic design for the facility:
- Two-story Administration and Maintenance Building: 27,500 sq. ft., sprinklered
- Green House: 2,600 sq. ft., non-sprinklered
- Salt Barn: 3,000 sq. ft., non-sprinklered
- Fuel Island: 1,500 sq. ft., non-sprinklered
- Vehicle Cold Storage: 5,500 sq. ft., non-sprinklered
- Heated Storage Building: 3,800 sq. ft., non-sprinklered
- Solar Power Array- Field Mounted: 3,100 sq. ft.
- Gravel parking lot, asphalt entry drive, onsite stormwater detention, and site landscaping.
The Town envisions the new construction to be of high quality and provide a useful service life of 50 years or longer and include:
- Multiple hard wall offices
- Multiple cubicle office areas
- Breakroom and meeting space
- Bath and Locker rooms
- Shop space equipment
- Site improvements
