Qualified Design/Build General Contractors are invited to submit qualifications for a Design/
Build Guaranteed Maximum Price project to build Employee Housing in Fairplay, Colorado.
The site is an existing one (1) acre CDOT Maintenance site located at 850 Hathaway St.,
Fairplay, Colorado. The site has existing power, water and sewer connections and all
demolition of existing buildings will be coordinated by CDOT prior to construction.
CDOT intends to contract with a Design/Build Guaranteed Maximum Price General
Contractor to build a turnkey modular employee housing solution. The General Contractor
will be responsible for leading the design process of both the site layout, foundation and
modular home design and installation.
CDOT intends this project to include a minimum of 12 modular housing units consisting of
two-story single-family detached and townhome units providing 2 bed / 1.5 bath and/or 3
bed / 2 bath style units with detached storage units. The site layout will be required to follow
local planning and zoning requirements and reviews, the foundation and utility connections
will follow the State of Colorado building code review process and modular structures will
be required to meet all State of Colorado’s Division of Housing’s Building Codes &
Standards (BCS) and Colorado Energy Code standards.
After completion of the design phase, CDOT will issue a notice to proceed to construction
and the Design/Build General Contractor will be authorized to complete the construction of
the approved design.
CDOT has set a Fixed Limit of Construction of $6,000,000.00 for this project. This fee is
inclusive of the entire design and construction process including the design of the site,
foundations and modular buildings, planning review, modular housing production as well as
all improvements on the site including utility work, driveways, sidewalks, landscaping,
foundations and modular housing and installation.
Colorado Department of Transportation intends to select a Design/Build Entity who will
design, manage and construct the project as described within. The process to be used in
the selection of the firm is comprised of two steps:
STEP I is the Submittal of Prequalification as described in Section II.
STEP II is the Oral Interview/Cost Proposal as described in detail in Section III.
