Summary of Specifications:
1) Exterior repaint of all previously painted surfaces on 17 townhome buildings (for a total of 68 units), shed, trash enclosures, and miscellaneous property railings. a) Power wash all surfaces getting painted using high-pressure power wash machine to remove all loose peeling paint, dirt and debris from surfaces. Scrape all loose and peeling paint from surfaces to be painted and sand-scuff metal on doors as necessary. b) Prime all bare or new surfaces to be painted using appropriate primers. c) Re-caulk all previously caulked cracks, joints, windows, doors, etc. d) Nail all protruding nails and wood surfaces flush and secure.

All loose items to be painted. e) Repaint all body, trim & doors 2 full coats using Acrylic Latex Paint. f) Repaint all metal 2 full coats using Alkyd Semi-Gloss Paint. g) Protect all surfaces not getting painted from paint at all times. h) Accommodate a five-color paint scheme. a. All colors and sheens to be pre-approved by management. i) Warranty of 5 years labor/workmanship/material. 2) Exterior carpentry and repairs on 17 townhome buildings (68 units), trash enclosures and shed. a) 68’ of 1 x 4; 860’ of hardie siding & 12 pickets a. Remove and Replace 68’ of 1 x 4 Trim – Locations TBD by Customer/Construction Manager. b. Remove and Replace 860’ of Hardie Siding – Locations TBD by Customer/Construction Manager. c. Remove and Replace 12 pickets to Trash Enclosures – Locations TBD. b) All wood will be primed on all 6 sides prior to replacement. c) All wood will match in texture, grade and species. d) This includes all necessary fasteners to complete the job. e) Warranty of 5 years labor/workmanship/material. All supplies and materials necessary to complete the work will be provided by the Contractor.
Note that proposers are responsible for taking and/or confirming measurements required to bid/complete the work. Any miscalculations of measurements that result in increased costs of the work will be the responsibility of the contractor. Adequate personnel and equipment must be provided to permit timely completion of all operations. All refuse/waste costs to be part of bid; not to use property dumpsters.
Respondents will be competing against each other for selection to provide the required services. The submissions of all Respondent firms shall be compared and evaluated pursuant to the evaluation criteria set forth in this RFP. A single Respondent shall be selected and an agreement executed.
