Specifications include, but are not limited to: I. Serve as broker for all City owned property within the Buffalo Business Park Addition to the Town of the City of Buffalo. This includes: a. Establishing estimates of market value for Buffalo Business Park properties, and updating values at least biannually. b. Generating leads for prospective buyers using the marketing strategy outlined below. c. Working with local economic development partners as appropriate to investigate potential leads and help market the community for appropriate development. d. Negotiating with prospective buyers or their agents on behalf of the City. e. Helping potential buyers and the local and national real estate community understand City land sales policy, and the process of making offers to the City. f. Providing information on prospective buyers to City staff, and aiding City staff in preparing proposal summaries for City Council consideration. II. Develop a comprehensive marketing strategy for the property which involves state and national listings, targeted industries, and seeking out prospective purchasers. The marketing strategy should include, but not be limited to: a. A written outline of marketing activities. b. Cooperation, as appropriate, with national or specialty brokers to extend marketing reach. c. Property signs. d. Brochures and other informational materials. e. Use of a Multiple Listing Service. f. Online marketing efforts including appropriate national websites such as LoopNet.
