A. Review of Conceptual Design & Cost Estimate. 1. Consultant shall conduct and organize a minimum of three (3) on-site inspections and three (3) on-site meetings, with additional meetings as necessary, with the Owner to review the existing conceptual design and cost estimate for the project. The purpose of the meetings is to acquire and review existing conceptual design information from the Owner and to acquire Owner approval for an updated conceptual design to be used to prepare construction level drawings and specifications. 2. Consultant shall Team with Animal Arts (contact is Heather Lewis) to discuss and obtain all necessary project information with the assessment as provided by Animal Arts (Exhibit A). 3. Consultant shall discuss, with the Owner and Animal Arts, the needs of the shelter to ensure there is a set understanding of kennel sizing, quarantine space, staffing space and other operational needs for both the new facility and existing facility to receive improvements. B. Design Development. 1. Based on the Owner approved conceptual design, the Consultant shall prepare a phasing plan with schematic design, incorporating all new/proposed and existing building functions of the total building elements of the site, structure, and mechanical/electrical systems with inclusion of all previous results and recommendations needs studies and assessments. The final version of the schematic design shall include color rendered copies of the site plan, floor plans and exterior elevations. 2. The Consultant shall develop and provide detailed construction drawings covering topographic surveys; site removal and layout plan; site grading plan; floor plan and section details, structural details and other details covering room finish schedules, door and frame details, building elevations; foundation and floor framing plans; roof framing and detail plans; schematic drawings and detail sheets associated with electrical, mechanical, water, sewer, and other drawings as necessary to provide complete construction documents. The Consultant shall ensure that the plans are compliant with industry standards for Animal Control Shelters a. The Consultant shall include requirements for HVAC maintenance to meet all minimum HVAC industry standards including but not limited to, performance, air flow, operation, maintenance schedules for all HVAC equipment and apparatus. b. The Consultant shall include, at a minimum, options for both gravity and force mains for sanitary sewer services for proposed work of new facility. The existing facility sanitary sewer service is force main, and does not perform to minimum standards. c. The Consultant shall include an option for emergency power, sized for current and future development for proposed work of the new facility. d. The Consultant shall include requirements for sound dampening/control, cleanability of floors/walls/ceiling, and in-floor heat for proposed work of new facility. e. The Consultant shall comply with all standards and regulations with regards to proximity to the Casper Regional Landfill, such as air monitoring and mitigation (methane, etc.).
