NOTICE IS HEREBY GIVEN that the Town of Moorcroft, Wyoming (“Town”) will accept sealed bids for the purchase of the following surplus real property: Lots 5 and 6, Block 3, First Addition to the Town of Moorcroft, Wyoming (“Lots”), more commonly described as 104 N. Bighorn, Moorcroft, Wyoming. The Lots will be sold in “AS IS” condition, without title insurance, and subject to certain terms and conditions. The properties will be sold together. The Lots will be sold to the highest bidder whose bid meets or exceeds the minimum acceptable bid established by the Town Council. The full amount of the accepted bid must either be paid to the Town in cash, by certified check or other guaranteed draft within ten (10) business days following bid award, or pursuant to installment terms acceptable to the Town. Any offers to purchase the Lots on an installment basis must include all proposed terms of purchase. The minimum acceptable terms for an offer on an installment basis are: (a) at least 10% of the purchase price to be paid as a down payment; (b) at least 4% interest to accrue on the unpaid principal balance; (c) balloon payment due no later than six months from the closing date; (d) monthly installments of not less than $1,500; (e) all remaining terms to be standard for similar transactions. Bidders should research title to the Lots before bidding.
