Specifications include, but are not limited to: 1. The project consists of the removal and replacement of the original HVAC systems within the repair
garage, lunchroom, staff office area, staff locker rooms, and parts storage, as indicated on the
mechanical bid documents.
2. The project HVAC system(s) will be brought up to current code requirements and improve
system operations, performance, and user comfort while increasing energy efficiencies.
3. Demolition work shall include the removal of existing gas fired unit heaters, combination AHU’s / gas
fired duct heaters, vehicle exhaust fans, electric air cleaners, ductwork, condensate piping, gas
piping, roof mounted RTU’s and exhaust fans, abandoned hot water radiant floor heating system and
associated piping and other equipment as shown on the mechanical bid documents.
4. The new mechanical equipment scope for the repair garage will consist of a roof mounted, high
efficiency gas-fired make-up air unit with integral heat recovery and exhaust, variable speed drives,
equalizer (destratification) fans, vehicle exhaust hose reels, infrared heaters, controls (by others), gas
piping. The system will provide code required ventilation, while maintaining a 70°F space
temperature at -10°F design conditions.
5. Lunchroom and staff offices will be served by a new variable volume heating and cooling rooftop unit
with electric re-heat and supplemental electric baseboard heaters at window locations. In addition,
this system will utilize an energy recovery ventilator for providing minimum code required
ventilation and general exhaust.
