Specifications include, but are not limited to: The facility is 39,500 square feet with a mix of office and production spaces. The renovation will include an apparatus bay for squad cars, administrative offices, and support spaces. The project will also require plumbing construction, including restrooms and locker room spaces, training space, HVAC construction including heating and cooling equipment, electrical construction, which will include power distribution and lighting. Site construction will include parking, outdoor lighting, security measures, material storage, and landscaping. The construction management firm selected shall provide the City of Hudson with the following services, along with documentation as appropriate: 1. Planning Phase Services ▪ Prepare construction planning and scheduling documents ▪ Review equipment inventory to assess space requirements in coordination with the Project Architect/Engineer 2. Pre-Construction and Design Phase Services ▪ Establish team goals, responsibilities, procedures, and lines of communication ▪ Develop estimates to align project scope and budget; utilize cost modeling to evaluate design alternatives ▪ Define work scope to prevent duplication of work, omission of required trade contract items, and to provide a clear understanding of the work required of the trade contractor ▪ Establish a process for recruiting and engaging local sub-contractors ▪ Screen prospective bidders for capacity to perform, financial stability, and previous work experience ▪ Develop anticipated construction schedule, work category descriptions, allowances, and other general information relative to the project ▪ Determine cash flow needs at various stages of the project progress ▪ Evaluate budget and provide comprehensive review of estimates 3. Construction Phase Services ▪ Coordinate construction ▪ Oversee permitting ▪ On-site construction superintendent ▪ Risk management (Safety) ▪ Submit weekly reports with daily progress, meetings, events, and safety and quality issues occurring on site
