COPE OF WORK a. Preventive Maintenance The Contractor shall perform scheduled quarterly preventive maintenance on all elevators listed in Attachment A - Equipment Inventory. Preventative maintenance shall include but not be limited to cleaning, lubricating, and adjusting all mechanical and electrical components; inspection and testing of door operators, relays, controllers, safety devices, and communication systems; and verification of proper leveling, ride quality, and performance. b. Quarterly Examination, Cleaning, and Lubrication The Contractor shall perform quarterly examination, cleaning, and lubrication of the following: i. Controlsystem ii. Power unit and/or machines iii. Hydraulic system accessories iv. Hoistway and pit equipment v. Door equipment vi. Signals and accessories, rails andguides Contractor shall provide all lubricants, greases, and wiping cloths, lubricate per manufacturer specifications, and verify operational reliability. c. Annual No-Load Testing (CAT1) Contractor shall conduct annual no-load safety tests in accordance with the State of Wisconsin regulations and provide documentation of the test results and any deficiencies
