Preventative maintenance should include, but not be limited to, the following: Freezers/Refrigerators: Must clean the condenser coil of the condensing unit of each unit (monthly); Must inspect all interior caulk seams. Remove and apply new caulk if necessary (monthly); Must inspect the door seals for tightness and integrity. Repair if necessary (monthly); Must inspect the drain lines for clogs and correct if necessary (monthly); Must clean the evaporator coil of each unit. This should be done with a specially formulated evaporator cleaning solution. (annual); Must clean the door gaskets of each unit. Repair any tears with silicone adhesive.
