A. Priority Emergency Services (Applied to all equipment listed in Attachment “E”) Contractor must guarantee a two-hour priority response to all emergency calls, 7 days. B. HVAC Equipment Preventive and Predictive Maintenance Services 1. Trane Rooftop Units • Operating Inspections (3 per year - Quarterly) ▪ Review analytics report for any anomalies prior to inspection. ▪ Verify and record operating temperatures, pressures, and amperages ▪ Verify proper operation of safety and cooling controls. ▪ Verify proper operation of economizer for efficient operation. ▪ Verify proper operation of exhaust fans. ▪ Inspect fan belts and replace if necessary. ▪ Verify proper operation of heating controls (hot water heat). ▪ Lubricate fan bearings. ▪ Inspect air-cooled condenser coils for obstruction and dirt. 1. If cleaning is required, it shall be performed on a T&M basis unless included in annual service. ▪ Inspect evaporator coils for obstruction and dirt. 1. If cleaning is required, it shall be performed on a T&M basis unless included in annual service. ▪ Inspect heating coil for obstruction and dirt. 1. If cleaning is required, it shall be performed on a T&M basis unless included in annual service. ▪ Verify proper operation of condenser fan motors. ▪ Confirm proper condensate flow. ▪ Confirm proper oil level. ▪ Verify thermal expansion valve for proper operation and setpoint of superheat. ▪ Operate (cycle) wet heat actuator. ▪ Test freeze stat and check unit operation in freeze mode. ▪ Inspect all power fuses in electric heat section. ▪ Inspect all heating contactors. ▪ Inspect electrical connections. ▪ Record and report any deficiencies not corrected during inspection. Page 4 of 22 ▪ Make recommendations to improve efficiency. • Annual Inspection (1 per year – Comprehensive) ▪ Perform all items listed in Operating Inspections. ▪ Review operation records from the previous year. ▪ Leak test all refrigerant piping. ▪ Perform megger testing on compressor motors. ▪ Inspect belts and replace if necessary. ▪ Clean air-cooled condenser coils. ▪ Clean heating and evaporator coils, if necessary. Note: Berkeley County Facilities Staff will be responsible for replacing air filters as needed.
