Specifications include, but are not limited to: ervice, and as further provided in this Section. 1. Scheduled and routine maintenance and repairs a. CONTRACTOR shall be responsible for the following work elements at Tacoma Dome Station: i. Irrigation system: Starting January 1, 2024, CONTRACTOR shall be responsible for semi-annual maintenance and repairs of the irrigation system (including, but not limited to, automatic controller, valves, and spray heads) in front of Tacoma Dome Station on East 25th Street. CONTRACTOR shall assess the condition of the system and test the system in the Spring, provide a quote to WSDOT for any needed repairs, make repairs to the system, and start-up the system in accordance with manufacturer recommendations. In the Fall, CONTRACTOR shall winterize the irrigation system and turn off the irrigation system in accordance with manufacturer recommendations. ii. Baggage cart crossing gates: Starting January 1, 2024, CONTRACTOR shall be responsible for semi-annual maintenance and as-needed repairs of the baggage cart crossing rolling gates at a date and time agreed upon by the PARTIES on the platform behind Tacoma Dome Station, with the first scheduled preventative maintenance being in June 2024 and occurring every six months thereafter. CONTRACTOR shall maintain the equipment listed below: • All-O-Matic SL-90DC slide gate operators • Linear MGR1 radio receiver • EMX IRB-MON send-receive photo eyes Semi-annual maintenance on the rolling gates shall constitute the following: • Inspection and lubrication of hinges, bearings, and gear • Testing of electrical devices, and checking the proper operation and adjustments of all gate equipment covered under this AGREEMENT • Testing of complete system and setting of final adjustments for operation • Clean up, hauling and disposal of related debris To perform work on the baggage cart crossing rolling gates, CONTRACTOR shall require all technicians working on the gates to undergo BNSF contractor training (https://bnsfcontractor.com/) and carry their BNSF contractor cards on-site at all times while performing work on the baggage cart crossing gates. Work on the baggage cart crossing gates requires use of a railroad flagger. CONTRACTOR shall coordinate with WSDOT at least two (2) weeks in advance of beginning work and WSDOT shall procure a railroad flagger to support the work done by the CONTRACTOR. iii. Tacoma Dome Station canopies and gutters: On an annual basis, at a date and time agreed upon by the PARTIES, CONTRACTOR shall pressure wash the canopies on the front and back of Tacoma Dome Station and shall clean out the gutters on the roof of the Tacoma Dome Station and replace the gutter leaf barriers. The CONTRACTOR is responsible for ensuring that all technicians working on the canopies and roof of the Tacoma Dome Station have proper safety training, personal protective equipment, and fall protection. iv. Backup inverter testing: CONTRACTOR shall test the backup inverter for Tacoma Dome Station on an annual basis, or as needed, at a date and time agreed upon by the PARTIES, and perform any repairs, if needed. v. Platform extension canopies: CONTRACTOR shall inspect the canopies on the platform extension on an annual basis, or as needed, at a date and time agreed upon by the PARTIES, and perform any repairs, maintenance, cleaning, and pressure washing, as needed. vi. Windows: CONTRACTOR shall repair and/or replace broken and damaged windows at Tacoma Dome Station, including temporary repairs. vii. Backflow device testing: CONTRACTOR shall perform the annual test of the backflow device, on or around June of each year, or at a date/time specified by WSDOT, for Tacoma Dome Station and send backflow prevention assembly test report to the City of Tacoma. viii. Water and plumbing: CONTRACTOR shall make as-needed repairs to the water and plumbing systems at Tacoma Dome Station, including repairs to toilets and sinks in the restrooms. ix. Exterior signage: CONTRACTOR shall make as-needed repairs to exterior signage at Tacoma Dome Station, including cleaning graffiti. x. Snow removal: CONTRACTOR shall be responsible for as-needed snow and ice removal in the front of Tacoma Dome Station on the East 25th Street sidewalk. xi. Building structural maintenance and repairs: CONTRACTOR shall be responsible for as-needed repairs to Tacoma Dome Station structure and systems, including: • Boiler (hydronic system) • Metal roofing • Fire suppression systems • Roll-up doors • Floor radiant heating • Gutters and downspouts • HVAC system • Interior floors • Interior and exterior painting • Lighting repairs and replacements • Cleaning and repairs to the tile mural in the breezeway
