1. Siding Removal and Replacement Remove and dispose of existing siding on the south, west, and east elevations and both stairwells. Inspect and prepare exterior surfaces; repair dry rot with spot replacement of plywood sheathing. Install premium drainable house wrap with ≥6-inch overlaps, sealed with high-performance butyl tape, meeting or exceeding code. Install HardiePlank Lap Siding with ColorPlus finish per manufacturer’s specifications. Seal all openings with self-adhering butyl tape, integrated with house wrap. Replace three ventilation grilles per stairwell (six total) with code-compliant units. Install HardieTrim with ColorPlus finish at posts, fascia, and crawlspace cover. Apply elastomeric caulking at trim, corner boards, and soffits for a weather-tight finish. 2. Window Removal and Replacement Remove and replace 37 windows in 12 units with new Milgard windows (U-factor ≤0.30). o 12 @ 96" × 48" o 12 @ 36" × 48" o 12 @ 72" × 36" (includes laundry room) o 1 @ 36" × 36" (west elevation, 2nd floor) Include screens Install per manufacturer’s specifications and industry standards (level, plumb, secure). Seal with weather-resistant caulk and flashing, meeting or exceeding code. 3. Exterior Painting Scope: North elevation, second-floor railings, two stairwell interiors, walkway ceilings, retaining walls, exposed foundation, and other painted surfaces. Preparation Pressure wash, scrape, or wire brush to remove dirt, grease, mold, and loose paint. Sand glossy/rough surfaces; fill cracks and holes with appropriate filler; sand smooth. Apply surface-specific exterior primer. Repair or replace damaged substrates (rotted wood, cracked stucco, etc.). Materials Retaining walls and exposed foundations: Sherwin-Williams Loxon XP Masonry Coating. All other surfaces: Sherwin-Williams Duration Exterior Acrylic Latex. 4. Concrete Sidewalks, Stairs, and Walkways Demolish and replace 40 damaged sidewalk panels and driveway apron (see Figure 2 in Attachment A). Demolish and replace broken concrete/asphalt at the top of the south stairway. Replace two railings on the south stairway. Repair slab outside Apartment 7. Repair/replace other broken concrete/asphalt areas (see Photos 14–17). Reseal asphalt areas after repairs. 5. Mechanical – Ductless Mini-Split Heat Pumps Install one ductless mini-split heat pump in each of the 12 apartment units.
