Eastridge House is a three (3) story building that was constructed in 1971 and consists of thirty-nine (39) one (1) bedroom apartments and one (1) two (2) bedroom; all units have one (1) bathroom. The majority of the tenant population consists of the elderly with some disabled tenants. KCHA has had hazardous materials testing completed in 2013. Abatement of ACMs (Asbestos Containing Materials) and Lead Safe protocols will be required based on the Hazmat reports included in the bid documents. The proposed scope of work (SOW) involves the removal and replacement (new) of all electric heaters in the corridors, elevator lobbies, community room, laundry rooms, select storage rooms, public men’s room and all other locations per the drawings. All new wiring must be concealed behind Gypsum Wall Board (GWB) or in KCHA-approved line hide, wire mold, or cover. There may be variations in the layout from the plan depictions, and it is the Contractor's responsibility to verify actual conditions. The Contractor is to carry a contingency in their bid proposal accounting for variations and will be responsible for all wiring, HVAC installation, routing, connections, testing, commissioning, balancing and restoration of the interior and exterior finishes or areas affected by the work. Contractor will not be entering apartments for this project.
