a. Final payment request for retainage withheld. Include final AIA draw request, schedule of values, lien release, and L&I approved Affidavits of Wages Paid for all contractors and subcontractors having performed work on the project b. Satisfy all Washington State Department of Revenue, Employment Security, and L&I requirements enabling Authority to proceed with required Notice of Completion. Resolve any claims made or deficiencies noted. Notice of Completion includes a minimum 45-day waiting period. Final payment will be withheld until Notice of Completion is completed. c. Contractor’s one-year warranty letter. d. As-built markups showing the actual installation giving attention to concealed elements that would be difficult to measure and record later. e. Complete training of Authority staff for maintenance and operation of installed equipment. Present the maintenance manual (product data, warranties, manual/diagram, spare parts, inspection procedure, and maintenance).
