Specifications include, but are not limited to: Description & Scheduled Maintenance to include: 1. Total of four (4) inspections (shall be completed quarterly).; 2. Performing manufacturers recommended maintenance.; 3. Travel & Labor required to visually inspect and test equipment to determine its operating condition and efficiency.; 4. Testing for excessive vibration, motor winding resistance, refrigerant charge, fan RPM, refrigerant oil (acid), water condition, flue gas analysis, safety controls, combustion, and draft, crank case heaters and unit controls.; 5. Inspecting for worn or failed parts, mounting, drive couplings, oil level, rotation, soot, flame composition and shape, pilot and igniter, and steam, water, oil and/or refrigerant.; 6. Provide all the travel, labor, and consumable parts (belts, oil filters, lubrication, and cleaning agents) to clean, align, calibrate, tighten, adjust and lubricate equipment.; Services to be included are: 7. Cleaning of coil services, fan impellers and blades, electrical contacts, burner orifices, passages and nozzles, pilot and igniter, cooling tower basin/baffles/sump/float and chiller/condenser/boiler tubes.; 8. Aligning belt drives, drive coupling, and straighten coil fins.; 9. Calibrate safety controls, temperature controls, and pressure controls.; 10. Tightening electrical connections, mounting bolts, refrigerant pipe fittings, and damper/valve linkages.; 11. Adjusting belt tension, superheat, fan RPM, water chemical feed and feed rate, burner fuel/air ratios, gas pressure, set points of controls and limits, damper close off, and sump floats.; 12. Lubricate motors, fan and damper bearings, valve stems, damper linkages, and inlet guide vane linkages.; 13. Replacement of air filters if noted on equipment schedule.; 14. Annual oil analysis to check for wear metals, acid content and moisture on chiller.; 15. Repair and replacement parts – ALL COSTS of replacement components, parts, and supplies required to keep equipment operating properly and efficiently.; 16. Replacement oil, absorbents, refrigerants – ALL COSTS if replacement oil, absorbents, and refrigerants required.; 17. Emergency calls – Hourly rate on travel and labor required to respond to any emergency calls resulting from equipment failures within eight (8) hours of being notified.
