Specifications include, but are not limited to: • Minor Preventive Maintenance: o Visually inspect evaporator and condenser coil for debris or damage. o Ensure unit and T-Stat are operational. o Visually inspect main electrical components (relays, contractors, etc.) and wiring for any damage or overheating. o Visually inspect ductwork and insulation at main unit for any damage. • Major Preventive Maintenance: o Clean return air grills as needed. o Check for proper refrigerant charge and visually inspect for leaks. o Inspect evaporator and condenser coil for debris or damage. o Check operation of temperature controls. o Inspect main electrical components (relays, connectors, etc.) and wiring for any damage or overheating. o Check compressor unloaders (where applicable). o Check and record compressor operating oil levels (where applicable). o Check for moisture in refrigerant circuit. o Check and record refrigerant sub-cooling and superheat (where applicable). o Check and record supply return air temperature. o Check crankcase heater operation. o Check and record compressor voltage and amperage. o Inspect blower wheels and fans to ensure proper airflow. o Inspect and lubricate bearings (as needed). o Inspect ductwork and insulation at main unit for any damage. o Inspect economizer operation (where applicable). o Inspect and clean condensate drains and pans and add pan treatment (cooling seasons). o Replace blower belts on equipment once a year during Spring inspection (where applicable). o Service heating system and inspect heat exchanger during Fall inspection (where applicable).
