Specifications include, but are not limited to: a. Contractor shall regularly and systematically perform, at a minimum of once per quarter, general preventative maintenance (PM) on all equipment. Service shall include, but not be limited to, routine maintenance, testing, examining, cleaning the elevators and elevator pits as well as hoistways in accordance with the Industry standard manufacturer’s recommendation and/or applicable code b. Contractor shall provide as part of the preventative maintenance fee, all parts, supplies and tools required to perform preventive maintenance in accordance with the manufacturer’s instructions. Contractor shall furnish all belts, lubricants, hydraulic fluid, cleaning fluids, wiping cloths, test equipment and miscellaneous tools. Contractor shall furnish all controller contacts, limit switch contacts, interlock contacts, contact insulator, contact springs, and signal fixture lamps as necessary. a. Contractor shall repair and/or replace travel cable(s) when necessary, lubricate guide rails, replace car guide shoes, guides, and/or rollers to insure proper operation. b. Contractor shall program and/or re-program elevators as needed. c. The following equipment shall be examined, lubricated, adjusted, repaired and/or replaced by the contractor when necessary: (1) Door operators (2) Car and hoist way door hangers and tracks (3) Door protective devices
