Specifications include, but are not limited to: The Contractor shall be responsible for ensuring the proper operation of the HVAC systems for their designed purpose and life cycle. The work to be performed under this contract shall include annual scheduled preventative maintenance to provide systematic adjustment, cleaning, minor repair, lubrication, replacement of consumables, and other such activities necessary to prevent service interruptions and improper or inefficient system operation. Contractor shall be available to provide emergency service 24 hours a day seven days a week. 1. The Contractor shall provide annual maintenance services to HVAC units in accordance with manufacturers’ recommendations and requirements to include but not limited to: any necessary actions to ensure code compliance, any required calibrations, system/equipment inspections, refrigerant checks, any required controls settings/calibrations, coil cleanings, and other work as required to ensure reliable operation between maintenance service visits. 2 Maintenance services shall include any necessary adjustments, alignments, lubrication, belt replacement, filter replacement and minor repairs that can be accomplished during the maintenance visit. Contractor’s truck shall be properly equipped and stocked to ensure successful completion of all required maintenance and minor repair services during the maintenance visit. 3. The Contractor shall submit a report of findings and work accomplished for each pisece of equipment, at each location, In the event that repairs may be necessary proposals for approval by the County's authorized representative of deficiencies other than minor repairs with details of the deficiencies and estimated cost to correct them. Repair rates shall be in accordance with CLIN 0002 Rates established herein. 4. Upon agreement between the parties regarding scope, schedule and price for the work, Contractor shall proceed with the repairs, as authorized. 5. The County's authorized representative will contact the Contractor via verbal or written notification with the location of the equipment, the services to be provided, and the commencement date. If the Contractor does not commence work within the time frame specified, the County reserves the right to seek quotes from another source. 6. The County reserves the right to witness and inspect all service work, review data, and request other such additional inspections and repeat tests as necessary to ensure that the equipment and services provided conform to the requirements specified herein. 7. Contractor shall provide 24 hour emergency services as needed and requested to include service request and repairs outside of normal work hours. Upon notification by the County, of need for emergency services, Contractor shall respond with qualified technicians on site within 2 hours of notification or as otherwise agreed between the parties. All emergency repairs must be approved by the County's authorized representative.
