Specifications include, but are not limited to: 1. Chiller Preventive Maintenance – Lots 1 and 2 All chiller Preventive Maintenance services are divided into two (2) lots. Lot 1 includes reciprocating, rotary, centrifugal, screw, and scroll chiller types. Lot 2 includes multistack scroll and magnetic chiller types. Reference Attachment A-1 for a comprehensive list of chiller equipment. Reference Attachment A-3 for a list of required specifications per lot. 2. Cooling Tower Preventive Maintenance –Lots 3 and 4 All cooling tower Preventive Maintenance services are divided into two (2) Lots. Lot 3 includes all Preventive Maintenance services, excluding general cleaning. Lot 4 includes internal and external cleaning services only. Reference Attachment A-2 for a comprehensive list of cooling tower equipment. Reference Attachment A-3 for a list of required specifications per lot. Note: For each Cooling Tower, it is necessary that all cleaning services (Lot 4) are completed before the associated Preventive Maintenance services are performed (Lot 3). As such, it is expected that the Contractors awarded Lots 3 and 4 will schedule their services accordingly in conjunction with the VCU Project Manager. 3. Reactive Work – Lot 5 Reactive work is composed of the time and materials required for all unscheduled emergency and non-emergency repairs. The classification of emergency and non-emergency repairs is at the sole discretion of VCU. This lot will be awarded to multiple vendors. While Preventive Maintenance services can be completed during normal business hours, Reactive Maintenance services are subject to occur outside of normal business hours. All Reactive Maintenance services occur at the request of VCU only. If the Contractor chooses to work outside of normal working hours (i.e., weekend) simply out of preference, normal labor rate will be applied. Only in the event, VCU requests urgent services outside of normal working hours will overtime labor rates be applied.
