Specifications include, but are not limited to: 1. Contractor shall provide all labor, materials, equipment, disposal, supervision and documentation necessary to renovate approximately 2,300 square feet of lab space in Burruss Hall on the campus of James Madison University. Project will include but is not limited to new floor, ceiling, and wall finishes; providing new casework and modifying existing electrical, plumbing, and mechanical systems. All work shall be done in accordance to these specifications and drawings and at the direction of the project manager. 2. The existing fire alarm system shall remain active during construction. Contractor will be responsible for fire watch when prompted to do so due to construction activity. 3. The building will be occupied during the majority of the construction project. Contractor is encouraged to perform demolition and excessively loud construction activities during non-class times. 4. When removal of existing causes damage to the existing surface, contractor shall repair, patch, and paint existing surfaces to like new condition as necessary. 5. The use of surface-mounted conduit and surface-mounted raceway (wiremold) is not allowed without prior approval by JMU Project Manager. 6. Follow all manufacturers’ instructions during installation. 7. Protect all adjacent surfaces not affected by renovation and work for the duration of the project. This may include but is not limited to “ramboard,” plywood, as required. 8. Project shall begin upon receipt of contract and be completed and ready for use no later than April 13, 2018. 9. Project Manager, Anna Hudick, shall be the primary contact person for all Issues regarding the contract after the contract has been awarded. The Project Manager may be reached by phone at 540.568.6738. 10. Contractor's hours of work shall be Monday through Friday 7:00am to 4:30pm except as noted above. Additional work hours may be granted at the sole discretion of the JMU project manager. 11. Contractor’s Personnel—Criminal Background Investigations: The University reserves the right to require that the Contractor and his/her employees successfully complete a criminal background check prior to the start of their services. 1. Demolishing designated building equipment and fixtures. 2. Demolishing designated construction. 3. Cutting and alterations for completion of the Work. 4. Removing demolished materials. 1.
