A. Tenant Management: • The manager will provide a plan for the onboarding process and screening of prospective tenants, verifying income and managing lease agreements including lease renewals and terminations • The manager will provide a plan for managing all resident relations including handling of complaints, emergencies, and security deposits • The manager will provide a plan for managing evictions and marketing any vacancies • In the event that a temporary displacement of tenants occurs, for any reason i.e. building rehab, the property manager will adhere to the City’s temporary relocation policy. • Plans and policies to achieve and maintain 98%-unit occupancy rate B. Maintenance & Repair: The manager must provide a maintenance and repair plan to maintain and repair the properties in good condition and in accordance with all local and federal codes, and obligations under the lease, that includes, but not limited to the following tasks and functions: • Work order policy to include how work orders and service requests are prioritized and typical response time • Logging and tracking of work orders and service requests • Managing and maintaining a maintenance supply inventory control system for maintenance supplies
