The Contractor shall furnish all materials, labor, equipment, and supervision to pressure wash, clean, and stain the outside of 15 cabins at Smith Mountain Lake State Park. Contractor is responsible for maintaining all necessary insurance and licenses as required. Contractor shall provide documentation before work can begin. Cabin List: 5-12, 14-20. Scope for Services A. Preparation: a. Site Assessment: Inspect cabins’ exterior for any existing damage or area(s) requiring repair before cleaning or staining. Contractor is responsible for repairing any damages to include caulking, filling holes, etc. b. Protect Surroundings: i. Cover and/or move any outdoor furniture or any other items near cabin ii. Protect windows, doors, and other sensitive areas from overspray or water. iii. Use drop cloths to cover landscaping and any other items unable to me moved to prevent damage from pressure washing and staining. B. Power Washing: a. Surface Cleaning: i. Pre-Wash Treatment: Apply a suitable cleaning solution to the house’s exterior to break down dirt, mold, mildew, and other contaminants. ii. Power Wash: Using a pressure washer, clean all exterior surfaces, including: 1. Exterior Walls 2. Trim, gutters, and soffits. b. Technique: i. Maintain appropriate pressure settings for the different types of surfaces (e.g., lower pressure for wood and higher pressure for concrete). ii. Ensure all areas are properly cleaned, but avoid causing damages to the surface. c. Rinsing: After power washing, rinse off any remaining detergent or cleaning surfaces. C. Drying and Inspection a. Drying Time: Allow the exterior surfaces to dry thoroughly before applying stain. (24-48 hours) b. Inspection: Conduct a final inspection to ensure all surfaces are clean, free of debris, and ready for staining.
