1. Replace mortar joints on the East Wall of the Mt. Bleak house, except where it was repointed in 2021/2022 as well as the Eastern half of the North wall, except where it was repointed in 2021/2022 at Sky Meadows State Park (See photos for more details). The contractor shall provide all materials, labor, equipment, and supervision necessary to remove all non-lime based mortar and replace with lime based mortar, per the following minimum requirements: a. Temporarily remove and eventually reinstall all downspouts as needed. This may be needed to reach restoration work behind where the down spouts normally rest. b. Cut out existing non-lime based mortar joints on the areas of the house outlined below: i. On the front (north façade), to the left of the porch EXCEPT where repointed in 2021/2022. ii. The left gable (east façade), including the foundation for the rear porch, EXCEPT where repointed in 2021/2022. iii. Contractor will make every effort to match existing brick/stone/mortar. c. Repair any structural cracks, i.e. re-lay and realign loose masonry, repoint joints at crack. d. Repoint all affected stonework using NHL 3.5 lime mortar with a joint profile and color to match existing. Contractor will get sign-off on mortar selection from Sky Meadows staff. e. The right rear porch corner post (when viewed from the rear) covers the edge or the rear wall stucco. Mortar/stucco and maintenance failures have left the transition from pointed stone to stucco ragged and poorly defined. Contractor will terminate the stucco on the left side of the post --thus creating a clean transition -- and do its best to repair/repoint the stonework behind the post. 2. Install flagstone caps on the two chimneys that are no longer in use to prevent weather damage to interior of the chimney and incursion of water in the wall. a. East Gable -- Furnish and install flagstone cap(s) on the east chimney. Align any required seams in the flagstone with the flue separator walls in the chimney. b. West Gable Chimney -- Furnish and install flagstone cap(s) on the east chimney. Align any required seams in the flagstone with the flue separator walls in the chimney. 3. Replace mortar joints for the middle and West Gable Chimneys. a. Cut out existing non-lime based mortar joints. b. Repair any structural cracks, i.e. re-lay and realign loose masonry, repoint joints at crack. c. Repoint all affected stonework using NHL 3.5 lime mortar with a joint profile and color to match existing. Contractor will get sign-off on mortar selection from Sky Meadows staff. 4. Lintel replacement. a. Replace damaged or moisture decayed lintels above windows, with like in kind wood material that are moisture and insect resistant, such as white oak or cedar. Lintels must be repainted to match existing.
