1. The scope of the project will include but is not limited to installation of environmental and sediment (E&S) controls, clearing & grubbing, storm water facilities, utilities, temporary roads, and mass grading of approximately fifty (50) acres to provide a building pad ready site. Project is expected to start construction in early 2026 with completion tentatively within one year. 2. The Contractor shall furnish and install all materials, equipment, and labor required to deliver the Work in accordance with Part 2 documents and all applicable codes. 3. Once contracted, Contractor shall provide construction services including obtaining approvals by all applicable Authorities Having Jurisdiction (AHJ). 4. Project requires coordination with installation of Work by the Rivanna Sewer & Water Authorities, Virginia Department of Transportation (VDOT), Rappahannock Electric Cooperative, and any other potential utilities to the property. 5. Project may require design and/or construction coordination with potential site developers of the project site and/or adjacent parcels.
