Specifications include, but are not limited to:. Site Selection and Design Criteria Accessibility and Parking Criteria: Accessibility of the Site: The site must be easily accessible by car and mass transportation (where available) for the people that are served. The site should be located along roads that are regularly traveled and the road fronting the site must be well maintained. The site must be within easy walking distance of local mass transit system (when available). Sites near heavily used railroad tracks, large industrial parks, limited access freeways or any other barriers near the site that would make it difficult to reach the site should, when possible, be avoided. Accessibility by the Handicapped: Landlord will certify that the premises and facility will comply with the American National Standard Specifications for Making Buildings and Facilities Accessible to and Usable by Physically Handicapped People (ANSI A117.1-1980). Accessible facilities to include parking, building entrance, elevators, toilets, water coolers, other ancillary spaces, as well as the Tenant Premises. Accessibility Resources: Americans with Disabilities Act www.ada.gov 2010 ADA Standards for Accessible Design http://www.ada.gov/regs2010/2010ADAStandards/2010ADAstandards.htm Visibility: The site should be at a highly visible location in the community so that the clients can readily locate the office (e.g., near major shopping or business area). Parking: Parking should be available on the premises and the parking lot maintained and in good condition as specified; Adequate and appropriate lighting for security and safety purposes. Surface of parking lot will be paved. Prompt snow removal services will be provided by the Landlord. Handicap parking spaces with appropriate and adequate spacing, markings and signs, as per ADA guidelines. At least one of the handicap parking spaces shall be ADA Van Accessible unless requested otherwise by Tenant. Landscaping that does not impede visibility. Concrete bumpers shall be provided at parking spaces along sidewalks to prevent cars from limiting width of sidewalk. Walks and Ramps: Lessor shall construct all walks and ramps to comply with the 2010 ADA Standards for Accessible Design, Chapter 4, and to comply with ANSI Standard 4.3, 4.7 and 4.8, including laminating scripts. Guidelines for Interior Build-out of Premises: Environmental: The building is to be free of friable asbestos, or friable asbestos must be properly abated prior to occupancy. ACM’s must be managed under an appropriate management plan. Certification may be required as part of the lease. Only low VOC adhesives, paint and other materials to be used. Space to be mold free. Certification of mold free environment may be required. Ceiling: Lay-in acoustical 2’ x 2’ OR 2’ x 4’ tiles with suspended grid, with minimum NRC of 0.65. Adequate insulation in the ceilings and all walls of the building, and soundproofing in designated walls.
