Specifications include, but are not limited to:THE CITY OF HAMPTON IS SEEKING PROPOSALS FROM QUALIFIED OFFERORS TO PROVIDE COMMERCIAL PROPERTY MANAGEMENT SERVICES IN THE POWER PLANT PARKWAY SHOPPING AREA. The purpose of the Request for Proposal (RFP) is to solicit proposals to establish a contract with one qualified property management firm to provide services for the City of Hampton to maintain the exterior grounds (see standards below), parking areas and adjoining public right-of-way of a highly visible destination retail center, Power Plant Parkway and Power Plant Way in the City of Hampton. 1. The management firm shall be responsible for maintaining the shopping area in a first class manner, free of litter, well-manicured and attractive at all times. The following list of tasks are the minimum requirements and the management firm will be expected to do additional tasks (i.e., specialized cleaning of chewing gum and other substances from paved surfaces, removal of graffiti, etc.) they deem necessary to keep this property in first class condition. a. Daily cleaning of sidewalks, landscaped areas, plant beds, streets and parking lots to remove litter. b. Landscape maintenance to include keeping plant beds weed free, grass cutting, and edging, trimming and pruning of shrubs and trees, maintenance of irrigation systems, re-mulching as required and regular replacement of planting areas designated as color accent areas with appropriate plant materials (see standards as listed below). c. Removal of snow and ice from the parking lots and walkways within 2 hours of the start of accumulations during a daytime storm or prior to 9:00 AM the next morning for evening/night storms. Use of sand is discouraged, but if used must be cleaned and removed from parking lot and sidewalks within 24 hours of the melting of surface areas (not including accumulations created with snow removal operations). d. Re-lamping exterior light fixtures including bollards and parking lot lights as required; keeping all lights functional. e. Parking lot maintenance – i.e.: patching of pot holes as they occur, re-stripping fire lanes as necessary, sign replacement, etc.
