Specifications include, but are not limited to: 1. On an hourly basis, inspect all floors, hallways and stairwells of each site for unsafe conditions, trespassers, illegal or other disorderly or dangerous activity engaged in by residents or others. Said hourly inspections shall be evidenced and recorded by the assigned security staff person following a procedure designated by Management. 2. Prepare and provide to Management an incident report for each separate event that falls within the following categories: a) Any event that disturbs or threatens to disturb the peaceful and quiet enjoyment of RHA residents. b) Any willful event that endangers or injures any person (resident or nonresident) located on RHA property. c) Any willful event that damages or threatens to damage RHA property or the personal property of RHA residents or other persons while they are located on RHA property. d) Any accident occurring on RHA property regardless of personal injury or property damage. e) Any other event in the determination of the Contractor a conscientious building manager would want to be notified of to ensure the safety and protection of residents, employees, visitors and property. Unless an incident constitutes an emergency, incident reports shall be delivered to Management at the end of each shift. Emergencies shall be reported immediately to Management as described in the Security Agreement entered into between Management and the Contractor. 3. Monitor to ensure guest of Fay Towers sign-in and out. Maintain and deliver to RHA all site Sign-In sheets each day at the end of each shift.
