A. Preventative Maintenance The Contractor shall perform regular, scheduled maintenance on all HVAC systems as specified below: Quarterly and Annual Maintenance Tasks, including: • Filter replacement • Belt inspection and replacement • Lubrication of bearings and moving parts • Coil cleaning (evaporator and condenser) • Thermostat and control checks • Inspection of electrical systems and amp draws • Refrigerant level check and leak inspection • Calibration of sensors and actuators Reporting Requirements: • Submit detailed inspection reports following each visit, including recommendations for corrective action. B. On-Call and Emergency Services The Contractor shall provide on-call services for repairs and emergencies on a 24/7 basis. Response Time Requirements: • Emergency Calls: On-site within 4 hours • Routine Calls: On-site within 24–48 hours Repair services to include: • Troubleshooting and diagnostics • Replacement or repair of failed components • Full documentation of work performed and parts used
