The Contractor shall furnish all materials, labor, equipment, and supervision to according to Scope of Services listed below. Contractor is responsible for maintaining all necessary insurance and licenses as required. Contractor shall provide documentation before work can begin. Work Dates: Contractor must coordinate work dates with the park. The work must be scheduled within 7 days of issuance of purchase order and completed within 30 days or by November 1, 2024. Any deviation from this schedule must be approved in advance by the park. Work Hours: All services shall be performed, unless mutually agreed upon by the Contractor and the Park Representative, during normal business hours, between the hours of 8:00 A.M. TO 5:00 P.M., Monday through Friday, except for State & Federal Holidays. Contractor shall provide all labor, materials, tools, equipment, and supervision necessary to completely remove and replace all eighteen (18) existing windows at the Azalea House residence located on the grounds of Natural Bridge State Park. A. Contractor Responsibilities i. Contractor will be responsible for cleaning, preparation, and inspection of window encasements for wood boring pests and any framing components that may have been compromised due to moisture damage and notify park of any visible issues that may cause future damage for treatment prior to installing new windows. ii. Contractor will be responsible for measuring all windows to ensure accurate sizing for replacement. iii. Contractor must prepare the workspace by covering floors to protect from construction dust and debris. iv. Carefully remove existing windows, ensuring minimal damage to surrounding areas. Remove all old caulking and insulation materials. v. All window openings shall be wrapped/flashed according to window manufacturer’s installation requirements. vi. Install new windows meeting minimum specifications (listed below), ensuring all are level and properly aligned. vii. Apply new insulation materials around windows and seal with appropriate caulking to ensure a tight, weatherproof fit. viii. A final inspection will be conducted with park staff to ensure all windows are installed properly and worksite is clean. The walk through will also include the operation of each newly installed window for lock engagement, sash tilt, and closing reveal. ix. Contractor is responsible for ensuring all interior and exterior trim work that is removed during the work is reinstalled and properly caulked and painted. B. Window Specifications: Anderson Double-Hung 200 series window or “agency approved equivalent" i. White Vinyl ii. Low-e Argon gas filled iii. Double Pane iv. Include half screens Bidder’s quoting an alternate window brand must provide those details with quote submission.
