The tasks outlined below are considered a draft scope of services as the final scope of services may differ from this draft as fee and scope negotiations proceed. 1. Parking Structure Inspections. Review of existing plans and records. Visual assessment of parking structure deficiencies. Material testing on an as-needed basis. Formulation of a comprehensive report highlighting deficiencies. 2. Four-Year Repair and Maintenance Master Plan. Offeror shall utilize the inspection reports to prepare a detailed repair itemization for each garage, repair cost estimates, and a detailed priority schedule over a four-year period. Each repair shall be classified as Garage Operator Repairs, Maintenance items to be performed by City Forces, Maintenance/Preventative Maintenance contract items- as needed, or Capital Improvement Program Items (CIP). 3. Preparation of Construction Documents. Offeror shall prepare a bid package (plans and specifications) for each fiscal year’s solicitation of repair and maintenance services. 4. Administration of Construction Oversight. Offeror shall assist City staff in bid evaluation, request for information, evaluation of construction submittals, and quality control inspections of newly installed materials.
