A. Offeror shall provide, furnish, deliver, supply, and install all necessary or appropriate labor, services, parts, tools, materials, equipment, items and resources as may be required to complete the Project in accordance with the Plans, Specifications and terms and conditions stated herein, which Scope of Work, shall include at minimum, but is not limited to, all of the following: 1. Limited site work including concrete steps, landing, gutters, brick paving, and metal handrails. 2. Landscaping shall include trimming existing-to-remain trees adjacent to the building and the removal and/or replacement of select plantings to accommodate the work on the building and its immediate perimeter. 3. Restoration of the exterior including roofing, masonry, stucco, openings, and exterior finish work. i. Remove existing slate roofing, recycle usable shingles for future use elsewhere, repair wood roof structure and framing, and install new slate shingle roofing system using Owner-furnished slate shingles. A new bell enclosure, which includes new framing and support along with the restoration of the historic bell, and sheet metal work are also included. ii. Masonry work includes cleaning of existing brick, repair/replacement of damaged brick, and repointing. Columns and pilasters will have existing finish coat of stucco removed and a new finish coat installed following repair of brick. iii. Exterior finish work includes repair and/or replacement of damaged wood trim and painting of wood and stucco surfaces. Plaster ceiling of the portico will be repaired and then repainted iv. Opening work includes restoration of exterior doors and windows and the replication of existing wood shutters along with painting of all items. 4. Interior work is limited to strengthening of the mezzanine railing and improvements in the attic. 5. Mechanical work shall include the replacement of all existing interior and exterior units with those of comparable size. Existing ductwork shall remain. 6. Electrical work shall include removal of existing equipment and electrical and telecom wiring with updated equipment and wiring. A complete lighting protection system shall be provided. 7. Plumbing work shall include removal of all existing fixtures, capping existing plumbing lines, and replacement of fixtures in one single-occupant restroom. 8. Fire Alarm shall include provision of a new system in its entirety including annunciator panel at building entrance.
