1. SERVICES: The Contractor shall provide technicians and supervisory personnel that have a minimum of 5 years experience in HVAC repair and maintenance, cooling tower repair and maintenance, and/or chiller repair and maintenance. The technician and supervisory personnel shall only perform service on the equipment that the experience is on. Contractors responding to this RFP shall have been in business under the same name for the past five years as that responding to this RFP. For example, if your company name is Joe’s Crab House today, then it had to be Joe’s Crab House for the past consecutive 5 years. The Contractor shall be familiar with ANSI/ASHRAE/ACCA 180, Standard Practice for Inspection and Maintenance of Commercial Building HVAC Systems. The Contractor shall provide commissioning and testing and balancing services of equipment addressed under this contract. The Contractor shall be a registered Contractor in the Commonwealth of Virginia for a minimum of Five (5) years. The Contractor shall have demonstrated ability and projects similar in nature and scope. The Contractor shall provide the following skills for a technician, a minimum of 5 consecutive years working as a tradesman in their specialty area. They shall have their tradesman certification issued through DPOR. This applies to all technicians working in HVAC, plumbing and electrical. All asbestos and lead abatement workers shall be governed by DPOR. The Contractor shall perform all abatement services in accordance with all applicable laws using licensed contractors and personnel as licensed and certified by DPOR. The Virginia Uniform Statewide Building Code shall apply to all work performed under this contract. The Contractor shall provide all labor, materials, insurance, bonds, transportation, etc. to fully complete all work required under this contract. The Contractor shall provide a project schedule when requested by the Owner. The Contractor shall not assess delay claims against the Owner due to delays that are beyond the Owner’s control. 2. ADDITIONAL SERVICES REQUIRED BY THE CONTRACTOR/S: Protection and Preventative Maintenance Protection and Preventative Maintenance Protection and preventive maintenance and service shall include regular, systematic maintenance and monthly inspections followed by written detailed reports directed to the Contract Administrator. The Contractor shall provide quarterly service on all equipment and all controls associated with the equipment including pneumatic, electronic and computerized systems. The Contractor shall systematically examine, adjust, calibrate, and clean all temperature controls, pressure controls, valves, relays, and accessories directly pertaining to the control systems. Problems and deficiencies observed by the Contractor, such as leaking valve packing and other equipment- related occurrences shall immediately be reported to the Contract Administrator on duty by inclusion in a written report. The Contractor shall maintain the entire system as specified and shall provide all labor and allocated material necessary to keep the equipment adjusted for proper, efficient operation at all times. The Contractor will keep in a log of equipment that has been serviced including dates, times and adjustments made Emergency Service The Contractor shall be available to provide emergency services 24 hours a day, 365 days a year. The Contractor shall respond to any and all emergency service requests from the Contract Administrator within four (4) hours of the request. Equipment Shutdown The Contractor will not shut down any equipment unless permission is obtained from the Contract Administrator.
