Specifications include, but are not limited to: Contractor to furnish all materials & effort necessary to provide preventive maintenance & related repairs services to Greenhouse facilities at ODU. The contractor will be responsible to perform preventive maintenance to two (2) greenhouse locations, Orchis Conservatory and the Mills Godwin Building (MGB). Work will consist of a semi-annual visit to clean, lubricate, inspect, and complete minor repairs related to the tasks listed below: a. Inspect and clean exhaust fans. Replace belts as required. Clean fan blades associated with exhaust fans, lubricate motors and bearings as needed; b. Inspect guillotine vents. Replace worn shaft hangers, shaft and rack pinions associated with ridge vent; c. Inspect and service roof windows actuator motors and limit switches; d. Inspect and service control boxes for actuator motors; e. Inspect and replace worn vent rack and pinions (gearing for ridge vent). Grease as required; f. Inspect and repair curtain system. This includes billow lines, drive system, racks and pinions , gear boxes, threaded gears for windows as required; g. Grease gears in green houses located in the corridors of the greenhouses; h. Clean bug screen. Inspect serviceability of screen; i. Inspect and clean outside gutters; j. Inspect roof panels. Tighten fasteners on panels and caps. Repair foam closures and reseal with silicone if required; k. Replace faulty brackets on sash areas. Replace bracket, as necessary; l. All screens associated with green houses will be washed and reinstalled. Contractor will report all torn or broken screens in after actions report; m. The contractor will submit a detailed list of discrepancies found and recommend repairs as needed during discovery of broken or failing components that are not covered during preventive maintenance of equipment. The report shall detail and record any and all Preventative Maintenance tasks completed within 14 calendar days of accomplishing the PM service call.
