Specifications include, but are not limited to: It is the intent of this Contract to secure services to remove the existing 30KW exterior natural gas generator, with the associated automatic transfer switch from Springhill Elementary School. Install a new 30KW generator that will utilize the existing concrete pad, with modifications if necessary. Re-use existing natural gas fuel supply and underground conduits for the control wires and battery charger/block heater as described in these specifications. A. The Contractor shall install the new 150- amp Automatic Transfer Switch in the electrical room on strut at the previous switch location and re-use the existing # 6 THHN copper feeders from main switchgear to new ATS. Install 3 new 50-amp Dual element fuses in main switch gear to supply normal power to ATS.; B. The Contractor shall install new 1 ¼” EMT conduit from ATS to original generator pad. Conduit may be run thru ceiling of classrooms and exit out into chiller location and continue on wall to generator. Install 8x8x4 WP junction box where exiting building and continue to new generator. Install (4) # 6 THWN copper conductors and (1) # 8 THWN green stranded copper conductor from new ATS out to the new generator.; C. The Contractor shall reuse the existing pipeline to install (8) new # 14 THWN signaling wires from the relay compartment of the generator to the new ATS. The current relays in the old ATS will be reused and installed in the new ATS for run/fault signaling. The conduit supplying the 120V circuit for battery charger/block heater may also be re-used if applicable to pull in new # 12 THWN to supply the battery charger and block heater. If existing pipelines are not re-usable then (2) new ¾” conduits will need to be installed out to generator. Install an additional 120-volt W/P GFCI 20 amp outlet installed inside or mounted on exterior frame of generator with weather proof cover. Circuit may be run with 120V for block heater and battery charger.; D. If the current generator becomes inoperable for more than (24) hours, the Contractor shall furnish and install a backup temporary generator with cabling, control wires to the school emergency electrical system while the generator project is in transition. The temporary generator and cabling will be removed upon project completion. All temporary building penetrations shall be repaired by the Contractor. The area around the portable and existing generator shall be enclosed in a temporary fence.; E. Use existing gas line to supply new generator with modifications and bracketing to secure on-off ball gas valve, gas regulator, gas solenoid and piping. Check all connections for leaks and paint any new piping.; F. The Contractor shall ensure all applicable NEC an IPC codes will be followed.; G. It is the intention of these Specifications to call for finished work, tested and ready for operation.; H. Any apparatus, appliances, materials, or work not indicated but mentioned in these Specifications, or vice versa, or any incidental accessories necessary to make the work complete and perfect in all respects and ready for operation, even if not particularly specified, shall be furnished, delivered, and installed by this Contractor at no additional expense to the Owner.; I. Minor details not usually shown or specified, but necessary for the proper installation and operation shall be included the same as if herein specified or shown on the Drawings.; J. With submission of bid, this Contractor shall give written notice to the Owner of any materials or apparatus believed: inadequate or unsuitable; in violation of federal, state, and local laws, codes, and ordinances, including Fairfax County's electrical inspection rules or regulations; and any necessary items of the work which have been omitted. In the absence of such written notice, it shall be mutually agreed that the Contractor has included the cost of all required items in the proposal and that the Contractor shall be responsible for the approved satisfactory functioning of the entire electrical system and low voltage electrical systems at no additional expense to the Owner.
