Specifications include, but are not limited to: A. Contractor is responsible for all supervision and management of the Work. No trades shall be permitted on site without appropriate supervision by the Contractor. B. The minor site plan and building plan reviews will be complete and ready for permit issuance prior to commencement of the work. Any outstanding plan review fees and the building permit fee will be paid by the County. The County will pay for the Plumbing, HVAC, and Electrical plan review fees. Contractor is responsible for obtaining the necessary Plumbing, HVAC, Electrical, Fire Protection, Fire Alarm and any other necessary trade permits, including payment for all trade permit fees as well as fire protection and fire alarm application/review fees. C. Time for performance of the work. The majority of the work is anticipated to occur during normal business hours 7AM-5PM M-F. The adjacent Courthouse will remain in full operation during the project. Any work within or which affects the operations of the Courts must be completed between 5:00 PM and 6:00 AM. D. At the discretion of Stafford County, criminal background checks may be required for all contractor and subcontractor employees assigned to this project. The background checks will be performed by Stafford Sherriff’s department at no cost to the Contractor. Contractor will be responsible to maintain a daily log of all personnel on site and shall not permit any unauthorized workers on site. E. The work shall be substantially complete in no more than 210-days after issuance of the Notice to Proceed (NTP). Final Completion of the work shall be achieved within 240-days after issuance of the NTP. F. There are existing water and electrical services at the Annex building. The Contractor may utilize these for purposes of execution of the project. The County will pay for the utility use fees, however any modifications to the existing systems are at the Contractor’s expense. G. Work generally includes but is not specifically limited to selective demolition of existing building elements; concrete foundations and slabs; floor leveling; structural steel; temporary shoring; wood framing; millwork; exterior siding and brick; single ply membrane roofing and accessories; storefront and ballistic windows; Commercial doors, frames and hardware, including electronic access control hardware; GWB partitions; various interior finishes; domestic plumbing; VRF HVAC systems; Electrical systems and Fire Alarm; Fire Sprinkler system; minor grading and site stabilization; sidewalks; on-site utility systems.
