Specifications include, but are not limited to: 1. The Contractor will furnish all tools, equipment, labor, materials, and transportation needed for the construction, cleaning, hauling debris and materials, and completing the project described in this document. 2. All site grading, excavation, backfill, landscaping, paving and any or all work or construction not specified in this document will be by others or can be negotiated and added to this agreement as an addendum. 3. The Contractor will construct 1 ea. 100’ x 30’ post-frame building in place with 12’ eve height and a 4/12 roof pitch with zero inch overhang. a) The building should be constructed following the manufacturer’s requirements and the Virginia USBC. It will be a 100’ x 30’ post-framed structure with treated posts set in concrete mix footers, Vinyl-backed fiberglass insulation or equivalent, painted tuff-rib 26 gauge steel roof and side walls, gutters, downspouts, and a reinforced concrete floor. b) Six single-hung vinyl windows, size 2030, will be evenly distributed along each 30-foot side wall (three on each side). The center of each window will align with the 7.5’, 15’, and 22.5’ marks from the front corner of the wall. c) Four 3-foot wide left-hand (LH) exterior insulated metal doors will be installed: two on the front wall, centered 15 feet from the left and right corners, respectively, one on the back wall centered 15ft feet the back left corner, and one approximately in the center of the back wall. d) Two 9-foot wide garage doors will be positioned symmetrically on the right half of the front facade. e) Plumbing will be prepared for various fixtures, including two single-occupancy restrooms with a toilet and sink, one ADA-compliant unisex restroom with a toilet and sink, a shower room with a sink, a utility sink, and two kitchen sinks.
