4.1. General Requirements The Contractor shall operate a fully serviced and fully equipped collaborative working space, that is accessible to companies, individual entrepreneurs, and those transitioning from homebased businesses (Members). In addition to managing the facility, the Contractor shall be responsible for providing or arranging business support services, including customized business workshop programs, business development initiatives, business management solutions, and networking opportunities. They shall also assist with strategic business planning and offer expert business advice and guidance. The Offeror shall also establish and maintain a sustainable network of business support to benefit co-working tenants. 4.2. Facilities and Space Management: The Contractor shall: A. Manage all building operations. B. Maximize up-time and availability of key facility assets (Wi-Fi, kitchen, printers, copiers, etc.). C. Maintain communication with Members and EDA on facility issues. D. Maintain, manage, and update the website for The Offices @ Two Five & J, in addition to all social media assets. E. Maintain and keep current all records for membership documents, facility guidelines, terms and conditions, and other records connected with facility operations. F. Develop and track facility outcomes to include an annual presentation to the EDA on achievements, outcomes, and support rendered in the operation and management of the facility. G. Provide monthly reports documenting accomplishments, activities, and membership levels at the space. 4.3. Financial Management The Contractor shall: A. Generate monthly financial and operating reports. B. Manage and facilitate all elements of the collection and tracking of membership payments, to include management of required payment system and accounts. 4.4. Business Development The Contractor shall: A. Set and achieve membership objectives, occupancy rates, and pricing, in coordination with the EDA. B. Conduct tours for prospective members. C. Develop marketing materials and outreach strategies for events, membership, and technical assistance provided through The Offices @ Two Five & J. D. Contact local media and community leaders to generate interest in the co-working space. E. Engage with the community by attending and participating in relevant events. F. Conduct active marketing efforts that reflect the goals and mission of the facility.
