Specifications include, but are not limited to: 1. Remove and replace all windows in the house with Pella 150 series double hung, white, vinyl, with grids, Low-e, full screens, or approved equivalent. Contractor is responsible for all associated trim around each replacement window to include drywall, caulk, and paint. All windows shall be installed per manufacturers requirements and shall be subject to inspection by a park designated staff member, directly after installation. If applicable contractor shall install thruwall flashing in all areas that replacement windows are being installed. 2. Prepare, Prime and Paint exterior of the Ranger House. Color TBD a. The Contractor shall remove or protect items which are not scheduled to be primed and painted including, but not limited to; ground surfaces, trim, block foundation, windows, shutters, and doors, returning them to original condition after the paint has dried. b. The contractor shall provide a thorough cleanup of the work area at the end of each workday. All paint chips and debris shall be collected and disposed of by the contractor. No vegetation shall be permanently harmed. c. The Contractor shall prepare painted surfaces per manufactures surface preparation specifications. d. Broken or missing siding or trim shall be identified with designated park staff and repaired by contractor. i. When possible, an Epoxy Penetrant and Filler should be used to repair small, damaged areas of the siding. ii. Siding that cannot be filled with an Epoxy Penetrant and Filler and made good shall be replaced like in kind. iii. The contractor will make a recommendation to the park staff of the wood (sills, trim, etc.) that need to be replaced. The park staff will make the final determination of what will be replaced after the contractor and park staff agree on the measurements for the units. iv. All nails shall be stainless steel and all nail heads shall be flush with the adjacent wood surface. v. All sunk nail heads shall be filled with caulk prior to exterior painting. e. The Contractor shall caulk or otherwise seal all joints. f. The Contractor shall inspect all flashing. Any loose, damaged, or missing flashing will be replaced, repaired, or resealed as appropriate. g. The contractor shall use Pittsburg Paint “Seal Grip” Primer (17-941NF Series) and (6-900XL Series) -100% Acrylic Latex Semi-Gloss or Sherman Williams Paints- Exterior Oil Base Wood Primer Y24W8020 and A-100 Exterior Gloss Latex Semi-Gloss. h. The Contractor shall apply a minimum of one coat of primer and two coats of paint to the structure including dormers. i. The Contractor shall not apply primer or paint when the surface to be painted or the surrounding air temperature is less than 45 degrees Fahrenheit. j. The Contractor shall not apply primer or paint in snow, rain, fog, mist or when relative humidity exceeds 85% or to damp surfaces. 3. Remove and dispose of existing stairs, stringers and railing to the deck and replace with new stairs, stringers and railing made of pressure treated grade 1 lumber. Railing must extend to meet code requirements.
