Specifications include, but are not limited to: The Contractor shall furnish all labor, supervision, equipment, tools, parts and materials, as necessary to complete the project. The project consists of replacement of the existing metal roof on all areas. Project includes replacement of all exposed guttering. 1. Bid shall include all work required to replace the main roof and both low roofs. 2. The roof is approximately 9,000 square feet. The contractor is responsible for measuring and calculating the roof section’s exact square footage for bidding purposes. 3. Bid shall include two different bid options: a. Fabral 26 gauge Kynar 500, 30-year prefinished metal or equivalent brand. Panels to be approximately 17” wide. Seams are to be approximately 1” high. The goal is to match the existing panels and seems as close as possible. b. 16 oz. Copper. Panels to be approximately 17” wide. Seam are to be approximately 1” high. The goal is to match the existing panels and seems as close as possible. 4. All work shall be scheduled and executed without exposing the interior building areas to the effects of inclement weather. The building and its contents shall be protected against all risks, and any damages shall be repaired or replaced at no cost to the County. All exterior lighting, equipment, landscaping and paving shall be protected from damage. 5. All construction, including equipment and accessories, shall be secured against wind blow-off damage. 6. Remove existing roof – recycle. 7. Install underlayment over all roof areas. 8. Install ice and water shield at all valleys, eaves an on the dome shelf. Snow shields must be mechanically fastened and need to be installed on each seam. Snow shields should match the existing style as close as possible. 9. For valleys, drip edges, eaves and rakes, base flashings and counter flashing should be shop-fabricated and installed to match metal. All roof penetrations and areas requiring flashing shall be appropriately installed by the contractor to prevent leaking and shall be of appropriate material for the type of roofing material chosen. 10. The existing ventilation turbines are to be removed by the contractor and not replaced. 11. Existing gutters to be replaced with matching new 6” half round gutters/hangers. 12. Existing hidden gutters to be sealed and flashed with EPDM, 60 mil membrane. Matching metal trim to be installed on the exterior of the gutter. 13. An electric pan forming machine may be used on all roof panels. Standing seams can be formed and sealed by an automated seamer. 14. Asbestos testing has been completed by the County. Negative results were received. 15. Where copper and other metal meet, EPDM or other appropriate material shall be installed to separate the metals to prevent reaction between them. 16. Repairs to soffits and facias are to be made with same material that is existing, or similar. When painting the soffits, paint should closely match the existing color. 17. There is not access to the roof through the interior of the courthouse. 18. Contractor is responsible for submitting all installation specifications and warranty information to the County for the type of roof that will be installed. 19. Contractor shall submit to the County a warranty covering workmanship for one (1) year. 20. All areas disturb as part of this project shall be repaired and permanently stabilized by the contractor.
