1. Address of the site is 115 Dick Huff Ln., Verona VA 24482, Augusta County Fire and Rescue Training Office. This location is within the Augusta County Government Center complex located at 18 Government Center Ln. Verona VA 24482. 2. Work is to be performed in accordance with applicable rules, regulations, codes, and ordinances of local, state, and federal authorities. Obtain necessary permits from the Building Inspection Department of the County of Augusta. Note that there are no permit fees for work on County owned buildings. Request inspections and provide inspection results, as required. 3. Window for work to be completed will be from 4-29-2025 through 7-31-2025. 4. Staging area will be located along the east side of the building. Size to be determined during a preconstruction meeting with the Owner/Agent and the Contractor awarded the project. 5. All work shall be scheduled and executed without exposing the interior building areas to the effects of inclement weather. The building and its contents shall be protected against all risks, and any damages shall be repaired or replaced at no cost to the County. All exterior lighting, equipment, landscaping and paving shall be protected from damage. 6. All construction, including equipment and accessories, shall be secured against wind blow-off damage. 7. Remove and legally dispose of existing membrane roof, flashings, insulation, copings, caps and other related items. The removal of the existing roof system shall be coordinated with the installation of the new roof to prevent exposure to weather conditions and potential water infiltration into the building. Debris from this project is the responsibility of the contractor awarded the project. 8. Tear off existing EPDM membrane and 1” insulation down to steel decking and dispose of offsite. 9. Please provide a per square foot estimate to replace any rusted or deteriorated steel decking. 10. Install 1/8” polyiso tapered insulation package starting at 3” at the scuppers to achieve an average R-30 insulation value. 11. Install ¼” crickets between the scuppers and along the upslope side of all mechanical curbs to aid in positive drainage. 12. Raise (2) exhaust curbs with new wood blocking to allow for a minimum of 8” flashing height 13. Adjust scuppers to match new insulation heights. 14. Fully adhere Carlisle 60mil black EPDM or equal, membrane complete with flashings, details and terminations per the manufacturer’s specifications. 15. Center step wall to be wrapped with EPDM membrane, flashings and accessories. Membrane to be terminated along CMU wall with aluminum termination bar and surface mounted 24-guage counter flashing. 16. Install 24-guage, with 30 year Kynar or equal finish, shop fabricated coping cap on top of parapet walls. 17. Install and flash (4) 24-guage, shop fabricated scuppers. Existing leader heads and downspouts to be reused. 18. Install sacrificial EPDM membrane with new wood blocking underneath gas line along parapet wall. 19. Install premium EPDM walkway pads around mechanical RTU. 20. Remove and clean up any debris related to the project daily. This includes the roof and the staging area. 21. Provide a thorough cleaning of property around the work site and roof once installation is complete. 22. Contractor is responsible for submitting all installation specifications and warranty information to the County for the type of roof that will be installed. 23. Contractor to provide a 60 mil black EPDM membrane roofing system with a 20 year manufactures total system warranty. 24. Contractor shall submit to the County a warranty covering workmanship for two (2) years.
