a. Architectural/engineering services may include but are not limited to: i. Programming session to establish a design scope. Creating a complete set of construction specifications, developing rough magnitude cost estimate based on experience with similar scopes, and preparation of contract documents for the building renovations with consideration of preliminary conceptual plans, field surveys of existing conditions, and conducting interviews with the Town maintenance staff. ii. Documents will be prepared for the purpose of permitting, bidding and construction of the mechanical and electrical renovation needs identified during the preceding procedures. iii. System components may include, but not be limited to the following: Civil, Mechanical, Electrical, Plumbing, Structural, Data, Energy Management, etc. This list is not inclusive but is intended to represent comprehensive a/e services necessary for the design and renovation needed to address current system failures at the Town Municipal Building. v. Offeror will perform investigative work combined with information the Town has already gathered. Offeror will be required to submit/present plans to stakeholders as required. v. The Offeror is further expected to provide, to the Town, advice and consultation within the professional’s authority and capacity as a registered professional. The Town intends that the services performed under the resultant contract shall be paid on the basis of a lump sum fee based on an approved hourly rate schedule, earned and paid on a monthly basis. This rate schedule is negotiable during the evaluation process. b. Attending a pre-bid meeting, bidding assistance, construction administration, if the Town determines to proceed with bidding the project.
