The CM will be required to review the pre-bid documents and provide value engineering input, questions, and clarification requirements to complete the final bid documents. Please refer to AIA133-2019 §3.1 Preconstruction Phase for details. Work includes but is not limited to: a. Review design development drawings and provide written comments and observations regarding coordination, omissions, and constructability. b. Provide the following construction cost estimating and services: 1. Schematic Design cost Estimate, 25% design. 2. Design Development Full Cost Estimate 50% Construction Document Full Estimate c. Identify long lead time material items. Research costs and schedule implications for mass timber. Prepare a preliminary construction schedule. d. Organize responsibilities and work-flow/phasing/staging projections. e. Assist the architects with window and masonry surveys.
