The Construction Manager shall at a minimum provide the following Pre--‐Construction services to the Owner: 1. Assist with the evaluation of Project Scope. 2. Evaluate alternative design and construction approaches. Review the potential of two approaches to the building envelope, one remaining as is with brick and the other with insulation per the energy audit. 3. Develop the project schedule early in the Preconstruction phase and in consensus with the entire team. 4. Review constructability of Design team’s Schematic Design and Construction Documents 5. Provide construction estimates at 50% and 90% construction Documents. 6. Develop and maintain the Value Engineering (VE) Log and provide input for construction alternatives. Revise project cost estimate to reflect VE initiatives on a bi--‐weekly basis. 7. Produce a detailed CSI--‐format Guaranteed Maximum Price (GMP). The GMP shall include all activities related to and necessary for construction of the work unless specifically excluded by the Owner, including but not limited to General Conditions, Fee, Overhead, Contingency, Reimbursable Expenses, Other Expenses and other items as necessary to complete the work. During the Construction phase, the CM shall: 1. Manage and coordinate all aspects of construction in accordance with AIA, A201--‐2017 General Conditions of the Contract for Construction and A133--‐2019 Standard Form of Agreement between Owner and Construction Manager as Constructor where the basis of payment is the Cost of the Work Plus a Fee with a Guaranteed Maximum Price. 2.
