Specifications include, but are not limited to:. All work shall be performed by skilled elevator maintenance mechanics directly employed and supervised by the elevator company. CONTRACTOR shall develop a service ticket checklist specific to the needs related to each individual elevator. CONTRACTOR shall utilize service ticket checklist while on-site and in the presence of UDC contract monitor, or their designee and send in signed service ticket checklist with invoice for verification of work. Elevator service staff will check in each time on-site and check out at departure. UDC on-site contract monitor shall provide logs for this purpose. Supervisor inspections, annual no-load safety tests; and every fifth year (1 time during contract, based on maintenance records) a full load safety test of safety mechanism, overhead speed governor, car and counterweight buffers shall be provided as part of the maintenance contract at no additional cost. In addition, the car balance will be checked and the governor set. If required, the governor will be recalibrated and sealed for property tripping speed. CONTRACTOR shall perform the following work, applied to all parts of the elevator, unless otherwise specified: Machine, worm gear, thrust bearings, drive sheave, drive sheave shaft bearings. Pumps, pump motors, operating valves, valve motors, motor windings, leveling valves, plunger packing’s, exposed piping, hydraulic fluid tanks. Controller, leveling devices and cams, selector and dispatching equipment, all relays, solid state components, transducers, resistors, condensers, power amplifiers, transformers, contacts, leads, dashpots, timing devices, computer and micro computer devices, steel selector tape, mechanical and electoral drive equipment; Governor, governor sheave and shaft assembly, bearings, contracts, governor jaws. Deflector or secondary sheave, bearing car and counterweight buffers, car and counterweight guide rails, top and bottom limit switches, governor tension sheave assembly, compensating sheave assembly, counterweight and counterweight guide shoes including rollers or gibs. Hoistway door interlocks, hoistway door hangers, bottom door guides, auxiliary door closing devices. Automatic power operated door operator, car door hanger, car door contact, door protective device, load weighing equipment, car frame, car safety mechanism, platform, wood platform flooring, tile floor covering in the elevator car (if present) elevator car guide shoes, gibs or rollers, and all elevator signal or accessory equipment included as part of the elevator installations at the time the bid for this work is included. In addition, wire ropes will be renewed as often as is necessary to maintain an adequate factor of safety; to equalize the tension on all hoisting ropes, repair or replace conductor cables and hoistway and machine room elevator wiring. CONTRACTOR shall provide regular planned systematic examinations, adjustments, cleaning, and lubrication, to including supplying cleaning materials, rags, paints, etc. All lubricants shall be of the grade recommended by the manufacturer for the purpose used. The installation shall be kept painted in the existing maintenance colors. Oil leaks shall be controlled and stopped. CONTRACTOR shall furnish a written report of any deficiencies, the repair of which is necessary to ensure maintenance of adequately safety factors in accordance with standard practice in the industry, as deemed necessary by the CONTRACTOR. When necessary, the CONTRACTOR shall repair or replace any elevator related electrical wiring except maintain disconnect, associated wiring and switch gear.
