Specifications include, but are not limited to: 1) Pool House Soffit Repairs (West & North) (Item #31) Demolish and dispose of the existing plaster soffit on the West side of the pool house, remove and salvage the existing lighting and exhaust ventilation louvers, install new 12” cement board, tape and coat all joints with latex modified thinset mortar, install a new 3” wide continuous aluminium soffit vent, install expansion joints, caulk the new plaster ceiling, and reinstall the lighting and exhaust ventilation louvers. 2) Pool & Mechanical Building Soffit Painting (Item #32) Scrape, pressure wash, prime, caulk, and paint the soffits and fascia with two coats of exterior grade latex paint to match the existing color. 3) Coral Stone (Item #33) Provide and install corner tiles, column cap, and two existing pyramid column caps. 4) Bar Floor Tiles (Item #34) Demolish existing floor tile, install new stone look porcelain tile, grout new tile, and seal grout joints with penetrating grout sealant. 5) Repair Columns & Replace Roof for Three Small Shade Gazebos (Item #35) Demolition and disposal of existing roofing materials, the installation of new 34” pressure treated plywood, a PVC drip edge, tape and coat all plywood seams, prime the new plywood, coat the roof surface with two coats of elastomeric roof coating, coat the exposed wood fibers in the cracks with a liquid wood hardener, install a two-part epoxy wood filler, prime all exposed wood surfaces, and paint the structure of the gazebo with two coats of exterior latex paint. 6) Entrance Fence Painting (Item #36) Scrape loose paint, pressure wash walls, columns, and metal fencing, prime uncoated plaster surfaces with an exterior bonding primer, caulk open seams and cracks, paint columns and walls with two coats of latex paint and paint the metal fence with two coats of direct to metal black paint.
